Disclaimer: Estimates use 2025 Michigan millage rates from the state's tax-rates dataset. SEV (State Equalized Value) is the taxable value the state assesses. For this calculator we use half of the purchase price as a working approximation. Actual SEV from the assessor may differ. Principal Residence = your owner-occupied home (homestead). Non-Homestead = investment property, second home, or rental.
Detroit and NEZ homes: This calculator does not account for a Neighborhood Enterprise Zone (NEZ) abatement. NEZ is a Michigan program, most common in Detroit, that can significantly lower the tax on the house itself for a set number of years, so a home with an active NEZ certificate can have a real tax bill well below the estimate above. Certificates run for a limited term, step back up near the end, and do not automatically carry over to a new owner, so what you would actually pay depends on the certificate and how you use the home. How the math works

Annual property tax = (SEV × millage rate) ÷ 1,000
SEV = Purchase price ÷ 2
Mill rate = $ owed per $1,000 of SEV Example: $300K home, 7-mill rate → SEV $150K → ($150,000 × 7) ÷ 1,000 = $1,050/yr
